Important Documents to Have in Place When Investing in a Property

Real estate has always been one of the most popular investment options amongst people. As the value of real estate ideally goes up over time, and the cash flow from it is more predictable than most other investment options, purchasing a property in Ghaziabad, Noida, Delhi, or some other flourishing city would definitely be a prudent move for any investor. However, while investing in a property, it is important that people make sure that they have all the relevant documents in place to ensure the viability of the deal.

Here are some important documents people should have in place while purchasing a property:

· Sale Deed: This is an extremely important legal document that acts as a proof of sale of the property, as well as its transfer of ownership from the seller to the buyer. The sale deed of a property has to be mandatorily registered. Prior to the execution of the sale deed, the buyer should see to it that the property has a clear title, and the seller has settled various statuary payments like the electricity charges, water charges, property taxes, etc.

· Mother Deed: Also referred to as the parent deed, this legal document ideally traces down the antecedent or the original owner of the relevant property. This deed includes details and information regarding the changes in the ownership of the property over time, whether it is through sale, inheritance, gift, or partition. In case there is no mother deed for the property, the buyers must obtain the necessary certified copies from the appropriate authorities.

· Building Approval Plan: This document ideally is meant to certify that the relevant building layout is approved by the planning authorities in charge of it. These authorities generally sanction the approval plan for a building on the basis of plot depth, floor area ratio, road width, and zonal classification.

· Encumbrance Certificate: This document states and certified whether the property in question has any monetary or legal liabilities attached. Buyers can always obtain this certificate from the office of the appropriate registration authorities.

Having these documents in place when investing in a property in Ghaziabad, Noida, or any other city for that matter, is of extreme importance as these documents seal the credibility of the purchase.

What sets hi-tech city apart from other real estate projects?

Situated adjacent to the NH-24 in the eastern part of Delhi, Wave City, also known as Uppal Chadha Hi Tech City in Ghaziabad, is an architectural marvel, having state-of-the-art independent floors, villas, mid-rise apartments, and shops and office spaces. Every residential and commercial space available in this project redefines luxury with superior finishing, high quality and stylish fittings, and soaring ceilings. It has all the amenities of a modern-day development such as modular kitchen, gymnasium, round-the-clock CCTV security, etc.

Some of the Unique Features of the City are:

Good Water Supply System
The development offers a water management system that promotes judicious and appropriate usage of water. The system provides uninterrupted water supply to all the inhabitants and has the ability to spot any kind of leakage. Additionally, the system ensures that there is no water theft, and charges residents according to the usage. These apart, there is also a provision for residents to file complaints on the 24x7 web-enabled Complaint Management System.

Efficient Street Lighting
The city also has an efficient street light automation system to ensure that its precincts are lit up throughout the night. The system is devised in such a way that the street lights turn off automatically at the break of dawn. The system also minimizes light pollution and detects any issues with the lights easily.

Robust Waste Disposal System
To keep the surrounding free of pollution, it is imperative that the wastes are disposed of properly. The waste management system at the hi-tech city keeps the area eco-friendly, clean, and also creates the manure for horticulture. The organic waste converters in the system suppress the Co2 emission to a large extent. Additionally, it generates biogas, which is used for common services like street lighting.

Weather Updates
The Information & Communication Technology at the realty development keeps informing the residents about changes in air quality index and temperature. With this system, the residents can gain knowledge about heat index and wind chill in advance. Accidents can also be curtailed to a great extent as the system provides visibility status. It also informs residents about impending storms.

The Uppal Chaddha HiTech City in Ghaziabad, a self-contained gated community with all the facilities associated with a contemporary setting, can be an ideal investment opportunity in the real estate sector.
